Your maintenance contract doesn't cover this. It never did.
A standard annual AC contract covers what a technician can reach: grills wiped, filters rinsed, gas topped up. Everything behind the grill is left exactly as the villa was handed over.
So dust settles in the ductwork. Bahrain's humidity feeds mould on the cooling coil and in the drain tray. Dust mites colonise the debris packed into the blower housing. It continues for years — in the older villas and compounds we service, for decades.
Most of our mould callouts come from the same places: Amwaj Islands, Riffa, Dilmunia, Seef, Hidd, Malkiya, Durrat Al Bahrain, Zallaq, Juffair, Saar and Janabiya — coastal, reclaimed and low-lying areas where humidity stays high all year. Then, twelve hours a day, your AC pushes air across all of it and into the rooms where your family sleeps.

How we clean an entire central AC system

Free inspection
We visit and use borescope cameras that show you the live condition inside your ducts. We evaluate, share the report, and prepare your quotation within 24 hours of the inspection.

Fixed written quotation
Based on the scope of work after inspection — the number of units, the living spaces involved, and access panels if any are required. It doesn't move once the work begins.

Full containment of your home
Floors, furniture and living areas are sheeted before any panel is opened. Single-use plastic only — never reused, because mould spores travel easily on material that has been.

Components removed and deep cleaned
Grills, filters, blower wheel, cooling coil and drain tray come out. The blower and coil hold most of the compacted dust and mould, and neither can be cleaned properly while it's still in the ceiling.

Mechanical duct cleaning
A rotating brush head is driven through the ductwork to release bonded dust and debris, while a high-capacity HEPA-filtered negative air machine holds the whole system under suction. Everything released is captured — nothing enters your living space.

ULV sanitisation with HOCl
Once mechanically clean, the duct network is fogged with hypochlorous acid — a biocompatible mineral sanitiser and biofilm disruptor. It neutralises residual microbes and mould spores and deodorises the system, including embedded tobacco odour. No residue, no fragrance, safe around children and pets once dry.

Reassembly, cooling check and photo report
Everything goes back, we verify cooling performance, and you get a written report with before-and-after images of every section we cleaned.
The free inspection
A camera goes in through the grill. You see inside your own ducts. Then you decide.
Nothing is dismantled and nothing is charged. The borescope passes through the ventilation slots and shows the live condition of your ductwork on screen, while you watch. Most people book because of what they see there — not because of anything we say.

How much does AC duct cleaning cost in Bahrain?
It depends on the size of your system and the number of AC units, which is why we inspect first and quote in writing. The inspection is free, the quoted price is fixed before work begins, and nothing is added afterwards.
How long does it take?
Most villas and apartments are finished within one working day. Larger villas or multi-system properties may run into a second day — we tell you at the quotation stage, not on the day.
Do I need to leave the house?
No. We work room by room with full containment, and most clients stay home throughout. If someone in the household has severe respiratory sensitivity, we suggest they stay out of the active work area.
Will it make a mess?
No. Containment is the first stage of the job, not an afterthought. Floors, furniture and living areas are sheeted before any panel is opened, and the negative air machine keeps released debris inside the system.
Do you take the grill off during the inspection?
No. The inspection uses a borescope camera that passes through the ventilation slots in the grill, so nothing is dismantled and nothing is disturbed. Components only come out at the cleaning stage, once you have approved a fixed written quotation.
Isn't this already covered by my AC maintenance contract?
Almost never. Standard annual contracts cover grills, filters and gas — the accessible parts. Ducts, blower wheels, coils and drain trays are typically excluded. This is the single most common misunderstanding we come across.
How often should ducts be cleaned in Bahrain?
Every two to three years for most homes. Annually if you have pets, someone with asthma or allergies, construction nearby, or a property that sat vacant through the humidity.
Is the sanitiser safe for children, pets and asthmatics?
Yes. We use hypochlorous acid (HOCl), a biocompatible mineral-based solution applied by ULV fogging. It leaves no chemical residue or fragrance and is safe in occupied homes once dry.
We're renting. Is it worth doing?
Many of our clients are tenants who simply want clean air where they live now. We are also happy to provide the inspection photographs and work report for you to send to your landlord or property manager — many treat duct cleaning as a landlord cost.
